Dear Fellow Homeowners:
Another year, another budget, another annual meeting. This year’s meeting will be at 7:00pm on November 4th at the Residence Inn by Marriott in the new City Set area on Colorado and Cherry Creek South.
The good news for the year now ending is that we have new roofs over our heads. As you will recall from our 2012 pre-meeting letter, our big projects for 2013 were:
1) Roof Replacement: Completed.
2) Sewer Station Removal: As explained in our letter of April 23, 2013, this was not feasible and could not be approved by the City.
3) Structural Issues Remediation: Engineers’ analysis of repairs to stucco, decks, and patios is nearing completion. This project is ongoing.
Good news for our 2014 budget is that there will be no increase in dues. The budget is included here for your review prior to its discussion at our annual meeting. Also included is a letter from attorney Candyce Cavanagh in response to homeowner questions about responsibility for window problems. More good news is that we are in the process of setting up a Kentucky Ridge web site. If you have not yet returned your recently distributed Resident Information Form, please provide this so that you can access this new community bulletin board.
Please note that our meeting this year will be in a new location:
Residence Inn by Marriott in the new City Set retail area. The Marriott backs up to Ash Street (between Exposition on the South and Cherry Creek South on the North). The entrance faces the retail complex of City Set. From Kentucky Ridge, we would enter that complex from Exposition.
